West, Lane & Schalger Realty Advisors Represents Mosaic Christian Church in $3.8 Million Acquisition of 44,000 Square-Foot Flex Building in Elkridge, MD

September 12, 2016 (Washington, D.C.) – West, Lane & Schlager Realty Advisors, LLC, a leading Washington, D.C.-based commercial real estate brokerage firm that exclusively represents tenants, announced that it represented Mosaic Christian Church in the purchase of 6845 Deerpath Road in Elkridge, Md., for $3.8 million.

In this transaction, West, Lane & Schlager Assistant Vice Presidents Andrew Genova and Clark Turner represented Mosaic Christian Church, which bought the 44,000-square-foot flex building from Dorsey 6845 LP for $86.36 per square foot. The buyer and seller agreed to an additional credit to further reduce the purchase price in the event an expedited closing was executed, which occurred.

Genova and Turner say that their client plans to completely renovate and then occupy the entire building, which provides ample room for Mosaic Christian Church to grow – and continue to meet its congregation’s needs. They note that the property, near the Dorsey MARC Station, also has additional density for a future redevelopment.

Mosaic Christian Church, which has a second Maryland location in Gambrills, will considerably expand its Elkridge presence: it currently has about 16,000 square feet at 7180 Troy Hill Drive, a mere two miles from the newly acquired site.

West, Lane & Schlager assisted the church back in 2011, when it initially took 9,000 square feet at 7180 Troy Hill Drive and had about 180 people attending its services, says Carl Kuhl, Mosaic Christian Church’s lead pastor. Today, it serves 1,000 people.

As the congregation has kept on growing, it became clear it needed even more space – and more parking – than what it has on Troy Hill Drive. Genova and Turner showed their client a range of options.

“They were really creative in trying to find us something, and we’re happy with the outcome. Our new site is in a great location, with great parking, and it’s the perfect size,” Kuhl says, adding that the auditorium at 6845 Deerpath Road will seat 1,000 people, compared to 275 on Troy Hill Drive. “We always felt like Andrew and Clark were in our corner. They’re excellent communicators, and we never felt like they were pushing us. We’ll definitely call on them again in the future.”
