BACKGROUND
Project Concern International (AFPA), a $45 million 501(c)(3) headquartered in San Diego, CA, had recently been awarded a USAID contract that required them to grow their Washington, D.C. office by more than 300%. PCI engaged West, Lane & Schlager to assist them in uncovering their potential growth options for their Washington, D.C. office.

CHALLENGE
PCI occupied approximately 2,500 square feet at 1220 19th Street, NW. With a remaining term of more than eight years and no growth options within the building, PCI had to find a way out of their current obligation and into something that accommodated their long-term growth needs.

SOLUTION
WLS was able to leverage the current market conditions and relocate PCI within their owner’s, WASHReit, existing downtown portfolio. PCI was able to commit to a long-term lease that granted them multiple avenues for flexibility as they won or lost contracts in the future.

PCI improved its building and space quality, its location and achieved maximum flexibility for the long term. Their new layout allowed them to maximize efficiency and install a conference facility that met their needs.
